Metal Roof Repair Tips

Metal roofs are relatively durable, but they aren't completely immune to damage. Age, weathering, and normal wear and tear can result in the need for minor repairs. Fortunately, you can do most of these repairs yourself if you are even modestly handy. The following guide can walk you through some of the most likely repairs that your roof will need.

Damages to the finish

This is likely to occur from trauma, such as if something heavy is blown onto or falls onto the roof. It's important that you fix it so the area with the gouged paint or finish doesn't begin to rust. The process is relatively simple. First, sand down the area with a wire brush or fine steel wool to remove any rust that has already begun to form. Wipe clean and then apply a rust-resistant primer that is formulated for metal. Finish up by applying a metal spray paint. The most difficult part will be matching the paint, but you may be able to order touch-up paint in the proper color right from the roof manufacturer.

Popped nails

The metal panels are usually held in place with nails, although screws may occasionally be used. Nails, and to a lesser extent screws, sometimes work their way out due to the expansion and contraction process that occurs during temperature fluctuations. To fix these issues before you end up with a loose panel, simply drive the nails back in and tighten up any screws as soon as you notice them.

Holes

Puncture holes are less common, but may occasionally occur if nail is driven into the roof in the wrong location, or if a vent pipe on the roof is moved. To fix this, apply a thin coating of roof cement over the hole or puncture. Then, cut a piece of waterproof flashing membrane to fit and smooth it over the hole. Top with a final thin layer of the roof cement to ensure it is covered. You can paint over the patch with a matching roof paint, if desired.

Weak seams

Although metal roof panels have a long life, the seal around the seams and flashing breaks down more quickly. If you notice cracks or gaps in the caulked seal, it's time to fix it before you end up with a leak. A roofing cement in a caulk gun is all you need to run a fresh bead of the sealant around affected areas. You can also apply the roofing cement caulk over any nail heads that have developed a leak.
